HOMEOWNERS
Getting Started
Repairs & Property Maintenance: It is unusual, but you and My Montana Vacation Rentals must plan for emergency repairs should they arise. We are prepared to act on your behalf according to your needs and with prior approval. We oversee any repairs or replacements that may be required. This type of service will be discussed and negotiated as a potential part of the management agreement. Repairs can be handled in a number of different ways, depending on your needs:
- Emergency Repairs: If we need to execute emergency repairs (plumbing, water heater, etc.) on your home during a rental stay. My Montana Vacation Rentals will arrange for the repair to be made and the costs of the repair will be deducted from the rental fees that would have been sent to the owner (unless the repair is caused or is associated with a guest stay).
- Recommended Repairs: We can recommend to our homeowners several repair services for their home or a homeowner may choose to use a repair service that they prefer.
- Capped Repairs: Despite the choice that is made, My Montana Vacation Rentals will oversee the repair and will not allow the costs of the repair to exceed a pre-determined amount that has been agreed upon between the homeowner and My Montana Vacation Rentals without approval.
- Contingency Fund Repairs: Another option for a homeowner to consider is establishing a contingency fund as part of the management agreement. There would be rules and processes established with a homeowner to ensure all draw downs from an account would be approved.
